The Architect

Cuozzo Fleming was founded in 2015 by Alessio Cuozzo and Jenny Fleming. The practice is focused on creating timeless spaces with enduring materials and craftsmanship. They have developed a particular specialism for working with highly constrained sites in urban and rural landscapes and finding innovative ways to design in context.

The Tour

The building presents a striking recessive façade to the high street. Black brickwork is accented with the complex angles of chamfered windows and a geometric mansard roof. Careful contemplation of the building reveals subtle details that characterise the internal design too.

From the street, a passageway and stairwell draw the eye into the light-filled atrium at the centre of this collection of apartments, where a sudden sense increase in volume creates a feeling of open airiness.

Each flat has its own private entrance and these two, both split-level, sit at the back of the building with wide south-facing windows and balconies. The designs are united by their beautiful detailing and materiality. Warm oak accents define windows and stairwells, while kitchens are finished with cool quartz and subtle glazed tiling. The bathrooms have Duravit fixtures and fittings and playful Moroccan terrazzo tiles. Plenty of storage and the position of utilities make these spaces highly functional. There is engineered oak underfoot with underfloor heating throughout.

Flat 2 is accessed from the first floor, where the living spaces are set. From here, an oak stair leads down to the bedroom at ground level. A generous storage cupboard sits beside the bathroom.

Flat 3 is accessed from the second floor, with the living spaces on the third floor. The space is flooded with natural light care of a beautifully chamfered window overlooking the central courtyard. The kitchen opens to one of the apartment’s two balconies, with the other accessed from the main bedroom.

Outdoor Space

Both apartments have south-facing balconies with space for a bistro table and chairs. The second flat, pictured has two balconies whilst the other has one.

The Area

The flats lie in the heart of Peckham, which has become known for its restaurant and arts scene. The flat is just a few minutes from the much-loved rooftop bar Frank’s Cafe, Copeland Yard & Bussey Building and Peckham Levels. The southern end of Rye Lane is home to excellent restaurants and pubs including Mr Bao, Bánh Bánh and Nola, as well as The White Horse and Taca. Other excellent restaurants in the area include Levan (recently featured in our My Modern Menu series), Artusi and The Begging Bowl. Review Bookshop is a fantastic local independent bookshop.

The Stirling Award-winning Peckham Library, and the newly opened Mountview Drama, are just a few minutes’ walk away.

The popular expanse of Peckham Rye, home to the Sexby Garden, sports pitches, and The Round Café, is a 15-minute stroll down Rye Lane. Camberwell Cemetery and Dulwich Park are within easy reach, and nearby Dulwich Leisure Centre has a public swimming pool and gym.

Peckham Rye is the closest station, running London Overground services to Shoreditch High Street and Dalston Junction in one direction and Clapham Junction in the other. Connections to the Jubilee Line can be reached at Canada Water in 10 minutes and the Northern Line at Clapham North (via nearby Clapham High Street) in 11 minutes. There are also services to London Bridge in seven minutes and Blackfriars in 11 minutes. Nearby Denmark Hill Station has non-stop services to Victoria and Elephant & Castle in less than 10 minutes.
