The Architect

Cuozzo Fleming was founded in 2015 by Alessio Cuozzo and Jenny Fleming. The practice is focused on creating timeless spaces with enduring materials and craftsmanship. They have developed a particular specialism for working with highly constrained sites, in urban and rural landscapes and finding innovative ways to design in context.

The Tour

The building presents a striking, idiosyncratically recessive façade to the high street. Black brickwork is accented with the complex angles of chamfered windows and a geometric mansard roof. Careful contemplation of the building reveals these subtle details that characterise the internal design too.

From the street, a passageway and stairwell draw the eye into the light-filled atrium at the centre of this collection of apartments, where a sudden sense of volume takes hold. Each flat has its own entrance; this flat is accessed from the second floor, over a footbridge punctuated by glass brickwork.

Entry is to a large hallway on the sleeping level of the apartment. Engineered oak floors run throughout. There are two double bedrooms overlooking the high street on this level. Triple-glazed windows and an elevated position make this a wonderfully quiet perch to watch the world below go by. There is a family bathroom beside the front door with a large walk-in shower finished in playful Moroccan tiles and Duravit fixtures and fittings. There is engineered oak underfoot with underfloor heating throughout.

Upstairs, the living space spans the full depth of the apartment. To the front, a triptych of arches defines the windows of the mansard roof. The Area

The flats lie in the heart of Peckham, which has become known for its restaurant and arts scene. The flat is just a few minutes from the much-loved rooftop bar Frank’s Cafe, Copeland Yard & Bussey Building and Peckham Levels. The southern end of Rye Lane is home to excellent restaurants and pubs including Mr Bao, Bánh Bánh and Nola, as well as The White Horse and Taca. Peckham Rye is the closest station, running London Overground services to Shoreditch High Street and Dalston Junction in one direction and Clapham Junction in the other. Connections to the Jubilee Line can be reached at Canada Water in 10 minutes and the Northern Line at Clapham North (via nearby Clapham High Street) in 11 minutes. There are also services to London Bridge in seven minutes and Blackfriars in 11 minutes. Nearby Denmark Hill Station has non-stop services to Victoria and Elephant & Castle in less than 10 minutes.
